19 Nassim

19 Nassim is a 101 unit boutique residential development on Nassim Hill, designed by Soo K. Chan of SCDA Architects for Keppel Land. The 10-storey building is organised as a series of floating volumes wrapped in specially profiled architectural screens, a facade treatment that combines full-height glazing with angled sunscreens calibrated for both daylighting and privacy across varied unit types.

The site sits within a low-density embassy and Good Class Bungalow enclave in District 10, on a compact 62,268 sqft plot bordered by Nassim Hill and Napier Road. The unit mix spans one-to-three bedroom layouts, including stacks with private lift lobbies and select units with double-volume ceilings, requiring coordination across varied floor-to-floor conditions within a single low-rise block. Shared facilities are distributed across two levels: a ground-floor pool deck and lobby garden, and a club level with a relaxation pool, gym, and function spaces.

The repeating but non-uniform screen geometry, combined with the mix of standard, double-volume, and private-lift-lobby unit types on a tight urban footprint, called for close coordination between architectural, structural, and MEP models to keep facade panel positions, lift core clearances, and services routing consistent across every floor. On a compact site with limited laydown space, this level of model-based coordination was central to sequencing the build without clashes discovered on site.
